Design and Construct Internal Road Infrastructure Improvements

Project Scope

The existing site road infrastructure required remodelling to provide alternative delivery routes for the sites LPG tanker deliveries. Our work involved replacing the asphalt system with a new bunded reinforced concrete roadway, extending the width and HGV turning areas. 1350 tonnes of concrete were delivered and laid to provide the new 350M long new roadway.

An Armco barrier system was erected to provide safe site walkways on completion.

Blucher Ambulance Station, Newcastle Upon Tyne

Strip and renew roof cladding to the live 24/7 ambulance station

Client: North East Ambulance Service NHS Foundation Trust

Project Scope

Following our successful tender submission and appointment, we liaised with our client to provide a safe working environment for the ambulance staff. The existing asbestos roofing system was systematically removed and replaced over a 5-week period leaving a secure and watertight building at the end of each working day. The composite cladding panels and new rooflights provided a thermally efficient building with increased natural light. The existing gutters were cleaned and relined with a guaranteed seamless system and existing fall pipes replaced to complete the works.

The contract was completed 2 weeks ahead of schedule during the inclement winter months.

Todmorden C of E Junior and Infant School

Playground re-surfacing, soft play areas, external drainage and flood defence works

Client: Church of England – Leeds Diocese

Project Scope

Seasonal flooding had caused the loss of vital teaching time at the school. An extensive plan of summer works was carried out to improve the flow of surface floodwater with additional catchment drainage. Playgrounds were resurfaced and soft play areas reinstated. We provided new fencing and a linked security system. On completion, specialist flood defence works were installed to the school entrance doors and vulnerable areas, to avoid further disruption.

The work was completed over the summer recess.

Todmorden C of E Junior and Infant School

Ground floor remedial work and repairs and storage facility

Client: Church of England – Leeds Diocese

Project Scope

Following our successful tender we carried out remedial work to defective hardwood flooring, joist and sub-base including propping of provision of additional ventilation. All floor finishes were reinstated, decoration completed and heating re-sited.

To provide additional storage space we upgraded the structural joists to the loft area. New floor decking and safety handrails were installed to provide vital room to store school equipment and to optimise limited space available.

The work was completed during school term time and careful planning caused minimum disruption to the school routines.

Unilever Leeds

Design and construct new roofing system to live Marshalling Area

Client: Unilever UK SU Leeds

Project Scope

The existing building was constructed approximately 45 years ago. We provided a detailed design to strip, remove and provide a guaranteed fireproof insulated roof system. The work involved approximately 4000m2 of insulated roofing work, detailing, gutters, kerbs and rooflights to gain maximum natural daylight. To allow safe ongoing maintenance we also installed a permanent handrail to the correct building regulations.

The contract was successfully completed with uninterrupted site production, on time and within budget, providing a 3 times more efficient system and a 20 year performance guarantee to current legislation.

Carnagill Community Primary School, Catterick

New roofing works, Asbestos removal and general refurbishment over 2 phases

Client: Dales Academies Trust

Project Scope

The work involved the stripping and renewal of 1400m2 roofing to various buildings using an insulated garland system. We carried out initial asbestos removal and replaced external windows and doors. External decoration and replacing the high level cladding with white UPVC was also part of our brief. We refurbished the flooring in the classrooms, and the playgrounds, play area, path and ramps were upgraded, with provision of new fencing and gates.

Nursery – The existing ceiling required strengthening for the new insulated roofing system. We stripped suspended ceilings, lighting and insulation and provided new structural timbers to complete ceiling area. A new suspended ceiling and modern LED lighting system were installed to create a new learning environment.

Phase 3 – In phase 3 (Summer 2021) our work will include the removal of asbestos panels and the installation of suspended ceilings and a modern LED lighting system. New internal doors will be provided and the school redecorated. In addition we will refurbish the canteen kitchen and install new fire alarms.

Design and construct new mezzanine floor and offices

Client: Unilever Beauty and Personal Care

Project Scope

Following initial cost feasibility assistance, we carried out a full design and installation of a new 180m2 mezzanine floor and offices above the existing test plant area. The design incorporated the existing ground floor machine layout with cantilever beams and structural columns and separate access staircase.

The provision of a spacious new office area incorporated electrics, lighting, air conditioning and full internal fit out to complete the scheme.

External office & Cladding Upgrade to Administration and Development Blocks

Client: Unilever UK Ltd.

Project Scope

Following our initial site survey and report into the site combustible materials, we provided budget assistance and solutions to the R & D Building cladding.

Acting as Principal Contractors, we stripped out the PU insulation panels to the existing curtain walling screens on the external perimeter walls. We provided a non-combustible A1 core panel system and fire stops with new matching aluminium polyester powder coated panels. To complete the scheme, we prepared and recoated the discontinued cover caps and refixed with new gaskets and pressure plates to provide a modern finish with improved thermal qualities.

Unilever, Leeds COMAH site

Strip and recover aerosol production roof and associated works

Client: Unilever UK Ltd.

Project Scope

Our client commissioned a detailed roofing survey report to highlight an ongoing maintenance programme of works arounds the Leeds site.

Working with Unilever FM insurers, we agreed a scheme to strip and upgrade a 7000m2 area over the live aerosol production process. We provided a design rated roofing system with a 20 year guarantee to eliminate any associated risk with a COMAH site with vastly improved thermal qualities and a Green Guide rating in line with the Unilever environmental ethos. The contract was successfully completed within the agreed 20 week timeframe without any site disruption or loss of production.

We took the opportunity to provide upgraded storm drains, install permanent roof perimeter handrail systems, revised roof plant layouts and structural improvements within the works programme.

Construct Internal Waste Water Treatment Facility

Client: Agfa Graphics Ltd.

Project Scope

Following initial client design brief, we appointed a Structural Consulting Engineer to provide workable detailed solution for the overall scheme. The scope of works included provision of reinforced concrete floors, bund walls, sumps, a 4.0m high pre-cast water treatment facility and associated drainage. The project was completed with galvanised steelwork, staircases and gantry’s.

Damp remedials, electrical, lighting and ceiling works

Project Scope

Progressing from a detailed refurbishment and demolition survey the following works were completed during the school summer term recess.

Carry out enabling works and strip back and renew concrete and suspended timber floors to classrooms, halls and corridors. Complete specialist damp and preservation recommendations. Installation of new suspended ceilings, formation of new external door openings, ramps and associated works. New power and lighting circuits and fittings. Refurbish staff kitchen and WC’s. Renew internal decorations and floor finishes for the start of the new school year.

Phased Structural Improvements

Client: Sonoco Cores & Paper Ltd.

Project Scope

Following commissioning of Structural Engineers report and recommendations, a phased plan of site improvement works was approved with the client. The works include scaffolding and encapsulation to enable the progress of the following during production shutdowns and site availability to maintain work capacity.

a) Captive blasting and industrial waterproof coating to an area of up to 1000m2 including heavy duty polyurea and Elastomeric Polyurethane anti corrosion system screed.

b) Cutting out and repairing top surface structural floor cracks.

c) Concrete soffit cleaning, preparation and painting.

d) Structural steelwork investigations, propping, design, fabrication and installation of associated defective members.

e) Concrete repairs to soffit including exposing rebar using angle grinders, dust extraction and removing spalled concrete. Replace defective rebar, prime and apply sika monotop 615 repair mortar.

External Fabric repairs to Secondary C of E School

Refresh external windows and elevations to teaching blocks within the school environment. Carry out detailed intrusive asbestos survey and erect access scaffolds. Remove and replace external sections of the existing patent glazing system with modern thermal efficient windows, panels, furniture and fittings. Maintain full site security at all times and make good all internal room finishes. Form new external ramps and entrances.

Ambulance Station

New roof & refurbishment, office refurbishment and internal facilities service

Project Scope

Working on the live ambulance station in Halifax, our contract brief included designing and installing a new insulated pitched roofing system and cladding. Externally we installed new underground fuel storage tank facilities and associated pipework. We carried out a full CCTV site drain survey and constructed new paved areas, grasscrete hardstandings, accessways and perimeter security fencing and gates. Internally we provided new boiler plant, industrial heating, emergency lighting and an upgraded fire alarm system. The work was completed with a modern office refurbishment.

External Piazza

Create external piaza and structural alterations

Project Scope

Tomlinsons prepared and delivered hard landscaping works to provide a new stylish Piazza. Works included new retaining walls, feature planters, colour tarmacadam, drainage and an artstone entrance with wrought iron fencing and gates. We installed window and wall media graphics to complete the scheme. Internally we designed and carried out structural alterations to the listed building.

School Roof

Replace roof and rooflight with Zinc Roofing System

Project Scope

An Asbestos survey was carried out, temporary hoardings provided and access erected to safely complete the works. Careful removal of large existing glazed rooflights and ventilation. We designed and installed a zinc roofing system incorporating new remote mechanical rooflight ventilation. Finally we installed new lighting and redecorated internally to provide a bright new environment.

City Centre refurbishment including new reception, offices and roof terrace

Project Scope

We altered the existing reception and created a new Client Entrance Area to this prestigious location at Park Row, Leeds City Centre. We also carried out an extensive refurbishment of various floors including new ceiling, lighting and flooring schemes with a revised office layout. Finally we re-engineered, designed and created a relaxing breakout area on the roof with views across the city skyline.
